"Proof of Funds" is required of all buyers by all sellers. There is no exception. In today's Real Estate Market there are many smart buyers taking advantage of the historically low interest rates available. Most buyers need a loan to purchase a property. Other buyers do not need a loan because they have all cash.
If you have all cash then you do not need a loan of course but you must still how proof of funds. You can estimate the total cash needed to be the purchase price plus about 2.5% of the purchase price for closing costs. Proof of funds must show this amount of available cash in a bank account in the buyer's name who is making the offer. Make sure also that the bank's full name and address shows on your proof of funds.
"Mortgage Loan Pre-Qualification" can also be proof of funds with a letter from a local mortgage broker. Our
