For Investment Property Buyers here are the steps I follow:

#1  I prepare an "Estimated Investor Analysis" for interested buyer.  I expect investor to use this as a preliminary analysis tool only and to verify all information during the purchase process AND with your professional income tax advisor.


#2  Process for appointments to inspect property:
  
      A.  Investor to show proof of pre-qualification for purchase by cash or loan.
      B.  I let the listing agent ( owners agent) know I have a qualified investor interested in the property.

Note:  Often sellers will ask:  Inspection of property subject to acceptance of offer.   That means
they want an offer before property is available for inspection.  Your rights of buyers inspection means
your earnest money deposit is not in jeopardy if your inspect property and cancel during buyer inspection period.
